I'm looking for a mod that probably doesn't exist.
I'm wondering if there's a mod out there somewhere that allows you to actually sell your own houses.

Like I said, it probably doesn't exist but I'm asking anyway. :|

Have a look at Pegas Horse Ranch. It's probably the closest thing to what you're looking for, and the only other Horse Mod for Morrowind is 'If Wishes Were Horses'.

I'm fairly well-versed in Morrowind mods, but I'm afraid I don't know of any that exactly allow you to sell houses. There's a few that allow you to build towns and collect gold in way of taxes/contracts though. I believe one of them was Dulsya Isle by Nick Iridox Johnson, and another was Construction by JCK87. Not quite the same as selling houses, but you do still collect money through property management so that's something. If you try them out, I'd advise cleaning the mod files before play, they're both older mods and probably have a few dirty references in them.

I would post direct links to download them, but it seems I can't do that here, so I'll just say that Construction is available at Morrowind Nexus and Dulsya Isle can be found at Morrowind Modding History. Just type them in the search bar and they should pop up.

:oops: I totally read 'houses' as 'horses'!

On the note of Dulsya Isle, the mod does conflict with a couple of other landmass mods, including the official add-on Siege at Firemoth (if memory serves).

It doesn't I don't think. I loaded both the Siege at Firemoth and Dulsya Isle last night to test and as far as I could tell they didn't conflict at all. They both worked perfectly.

It may be that I am remembering the two both conflicting with another mod, possibly Sea of Destiny. I just remember the area off the coast near Seyda Neen being very full when it comes to modded landmasses. Backing up saves/starting a fresh character is advisable.

I haven't even started playing Morrowind yet. I've just being installing mods and testing them to get everything set up.

I'm actually gonna start playing Arena first till I beat that then Daggerfall till I beat that. Then I'll start playing Morrowind.

I actually beat the main quest in Morrowind a few years ago on a old computer I had. Haven't started it yet on my newer computer. Just been installing and testing mods.

Anyway enough rambling for me. :mrgreen:

Many years ago, someone created a mod where you could buy different houses. I'm relying on my memory here as it's many years back. I'm going to have a look thru all my house mods and see if I could locate it for you. If I can find it you might be able to work out how it was done and use the same/similar process to do something similar.

Edited to add: The mod was called Houses for sale it was by Coleen with tweaks by andoreth

Installation:

Place the .esp in the Morrowind/Data Files folder and activate it in the Data Files screen.


Description:

This mod adds 12 properties through-out the island of Vvardenfell. They can be bought from Eranin Selvas in the Grand Council Chambers, Ebonheart. All are unfurnished and ready to be decorated to suit your needs.

The houses are meant to be realistic in size and scope, matching the other houses in their region. There is also a keep and a tavern for sale, for those who wish to expand their real-estate empire.

I hope you enjoy this mod! I'm sure Coleen would love to have some feedback!

This would be the equivalent of killing a vital NPC, I would imagine - but it depends on whether specific game flags are set on completion, or require persistence. Unless you want to sell your house AFTER you complete the game, in which case all bets are off.
