  1. If you would like to buy Rosethorn Hall, you must first contact with Shum gro-Yarug.
  2. You need to have high disposition and fame to convince him to sell it to you.
  3. The house itself costs 25,000 septims, but you need to fully furnish it (15 upgrades) to complete the quest.

[edit] Rosethorn Manor

To buy Rosethorn Hall, a large manor in east Skingrad, you need to find Shum gro-Yarug, the Orc butler of Count Hassildor. There are two ways to do this:

  • Find him yourself. He is most commonly either in the County Hall at Castle Skingrad or at the West Weald Inn, but may be found elsewhere in Skingrad.
  • Speaking to the Count's other staff at the County Hall can initiate this quest in your journal, providing a quest marker pointing to Shum gro-Yarug.

You need 70 disposition with Shum gro-Yarug and 15 Fame points before he will agree to sell it to you. Pay Shum gro-Yarug the asking price of 25,000 septim, and the house is now yours, but to complete the quest you also need to fully furnish it. Go to Colovian Traders, and buy all 15 upgrades (base price 1600 gold) from Gunder to complete this quest.

There are two additional quests that become available once you own Rosethorn Hall:

Helping Hands: Hire a housekeeper for your manor in Skingrad. - hire a servant for your new manor.
The Rosethorn Cache: Find the hidden treasure of a thief who lived 200 years ago. - find a thief's hidden treasure.

[edit] Notes

  • Glitch Warning: Shum gro-Yarug is a candidate for the "sudden NPC death" because he tends to fall from the bridge to the castle. If he is dead, his quest marker will uselessly cycle between Skingrad and Castle Skingrad.
    If this is the case, on PC you can use the console command "player.placeatme 00028FB6" to respawn him at your location. You may have to raise this respawned Orc's disposition (again) with Speechcraft.
  • For one free upgrade to Rosethorn Hall, sneak into the Surilie Brothers house, and sitting on the table will be a letter that gives you the Upper Wall Hangings upgrade.

Notes
  • Not all Journal Entries may appear in your journal; which entries appear and which entries do not depends on the manner in which the quest is done.
  • Stages are not always in order of progress. This is usually the case with quests that have multiple possible outcomes or quests where certain tasks may be done in random order.
  • If an entry is marked as "Finishes Quest" it means the quest disappears from the Active Quest list, but you may still receive new entries for that quest.
  • On the PC, it is possible to use the console to advance through the quest by entering setstage quest stage. Where quest is the internal name of the quest, and stage is the number of the stage you wish to complete. It is not possible to un-complete (i.e. go back) quest stages. See SetStage for more information.
