Rosethorn Hall is a house for sale in Skingrad. It is the grandest (and most expensive) house in the game.

The house in Skingrad is called Rosethorn Hall. It is a very large home in the eastern part of town, and it is the grandest (and most expensive) house in the game. Rosethorn Hall was formerly owned by Vandorallen Trebatius, but he is 'evicted' when you buy the house.

This manor has multiple display cases, so you can put your findings inside for all to see.

To make decorating easier, use a spell with a Telekinesis effect, such as Remote Manipulation (available from Sulinus Vassinus at the nearby Skingrad Mages Guild).

If you purchase the Servant's Quarters upgrade, you can hire a housekeeper, Eyja, for 150 gold. If you have purchased the Kitchen upgrade, she will provide you with Shepherd's Pies and Rosethorn Mead.

The Upper Wall Hangings upgrade can be stolen off a table in the Surilie Brothers' house.

  • Entering Rosethorn Hall via the upstairs balcony door counts as trespassing. However, since the door is hard to see from the street below, there is little chance of a bounty. You are still able to enter the house properly via the ground floor entrance.
  • If you sit on the stool in the basement (the one below the Garlic Clusters), you will be unable to get up again and will have to fast travel to any location in order to move on. The cause of the problem is that when you try stand up using the activate key, you inevitably activate the overhanging Garlic Clusters instead, preventing the standing action from being triggered.
    • PC Note On the PC, you can fix this by using the console from third person view: select the stool and type activate.
    • PC Only This bug is fixed by the Unofficial Oblivion Patch.
